It’s a relatively new suburb in Centurion that has become popular among first-time homebuyers and young professionals because of the affordable property prices.
According to data released by Lightstone Property, 79,9% of properties in Amberfield are sectional title units, with the majority of these homes situated within security estates.
“Prices are very attractive for buyers, as is security and close proximity to good schools for those with children,” says Evi Huni, Pam Golding Properties area specialist.

On average, you can pick up a one bedroom, one bathroom apartment for R800 000, while the median price of a sectional title unit is around R1,04 million and the average free-standing home goes for around R2,15 million.
The data also reveals that first-time homebuyers should consider sectional title properties over free standing as price growth recorded over the past decade has been substantially stronger, with sectional title properties value doubling in the past 10 years.
You can find any property type in Amberfield, from standalone homes, townhouses, duets, apartments, cluster houses, secure estates.
For those with children, Amberfield is close to a number of expensive as well as more affordable private schools.
The suburb of Raslouw is more established than Amberfield and as such property prices are slightly more elevated. Almost two-thirds of the homes found in Raslouw are sectional title units, with more than half of homeowners in the suburb having owned their homes for over 11 years, indicating that the housing market in this suburb is quite stable.

If you’re in a good position financially and you’re looking for a leafy suburb to live in within Pretoria, Raslouw might be the area for you.
Sectional title homes here have grown by just under 40% over the past five years and the median price for a sectional title home is R962 000.
Secure estate living is a highly popular choice in this part of town and if you’re looking for a free standing home in one of the lifestyle estates you’re looking at anything from R2,5-R3,5 million upwards.
